Where mortgage rates, inventory, and buyer demand are heading across our 18 communities this year — and what it means for buyers and sellers.

After two years of steep mortgage rates and constrained inventory, the Chicagoland and Northwest Indiana housing market is finding a new rhythm in 2026. Buyers have slightly more room to breathe, sellers still have leverage in well-priced neighborhoods, and the cross-border corridor between Illinois and Indiana is as active as ever.

Mortgage rates settle into a usable range

Mortgage rates have drifted down from their 2024 peaks and are holding in a range that makes monthly payments workable for many move-up buyers. We don't expect a dramatic drop this year, but the predictability is itself good news: buyers can finally underwrite a purchase without the fear that rates will spike mid-contract.

Inventory is climbing — unevenly

Listings are rising across our service area, but the gains are uneven. Entry-level inventory in communities like Lansing and Merrillville has loosened meaningfully, while move-up and luxury inventory in Naperville, Oak Brook, and Downers Grove remains tight. Well-priced, well-presented homes still sell quickly in every price band.

The Illinois–Indiana corridor keeps compounding

The single biggest story of the last several years is the steady flow of buyers crossing the state line. Indiana's property tax advantage and lower cost of living continue to draw families from the Illinois suburbs into Crown Point, Dyer, Munster, Schererville, and St. John — while Illinois communities like Naperville, Orland Park, and Frankfort remain the gold standard for schools and Metra access.

What it means for you

  • Buyers: more options, but the best homes still move in days. Get pre-approved and be ready to act.
  • Sellers: price to the market, invest in presentation, and don't chase last year's peak — clean, correctly priced homes still draw multiple offers.
  • Relocators: run the two-state math with a broker who knows both sides of the line. The savings can be meaningful.
